SmartParc partners with SEGRO to deliver a 2m sqft high-tech food manufacturing and distribution campus on 155-acre site at Spondon Derby.

SmartParc SEGRO Spondon, with it’s strategic position in the East Midlands, offers a way for the food industry to collaborate to meet the challenges of sustainable production whilst addressing the need for efficient, direct routes to consumers.

The 2.4m sqft campus style hub offers flexible “state of the art” spaces ranging from starter units at 3,500sqft to manufacturing units up to 400,000sqft. The site will also be home to a “Food manufacturing Technology Centre of Excellence” to future-proof the food industry, offering education and career opportunities to secure both the local and global food supply chains.

The flagship site will be home to the first low-carbon food manufacturing community offering a shared distribution hub and services whilst working together to improve sustainability and reduce costs.

From design and material selection to support for eventual occupiers, SmartParc and SEGRO will help to ensure excellent environmental performance and bold efficiency gains at the ground-breaking site.

Building & Specifications

SmartParc SEGRO Spondon provides 1.8m sq ft of purpose-designed food and drink facilities encompassing all of the latest technology. From state-of-the-art manufacturing facilities to start-up incubation units and a potential location for a Food Manufacturing Technology Centre of Excellence, all units will be built by TSL. They are the No. 1 provider of food facilities in the UK and SmartParc’s design and construction partner.

We will work with all occupiers to ensure units are correctly configured to the client’s process design requirements. The plots will be developed in phases and the design is flexible to allow for different configurations of unit sizes.

Consideration of technical advances in logistics including electric car charging for 15% of total car parking spaces.

The SmartParc team will support occupiers by applying connected thinking to help ensure excellent environmental performance and efficiency gains across:

Energy

Reducing energy usage, recycling and balancing energy around the Parc whilst leveraging sustainable forms of efficient generation.

Water

Reducing water usage through optimisation, innovation applications, water harvesting, treatment, and recycling.

Transport

Reducing food miles and converting to sustainable transport alternatives.

Waste

Proactively managing waste to reduce its impact on the environment, targeting a 5% reduction for food waste specifically and a general waste reduction of 10% year on year.

Packaging

Reducing the environmental impact of packaging through the supply chain.
